While we routinely recommend trusted, top-tier independent architects, contractors, artisans, and specialty trades, and work alongside them to ensure the design intent is met, these professionals are retained directly by the client. Because they operate as entirely independent entities, Exclusively To Design is not legally or financially responsible for third-party negligence, project delays, scheduling no-shows, or structural damage to the property. All liability, workmanship guarantees, and operational accountability rest solely between the client and the respective licensed trade or general contractor under their own direct, separate agreements; Exclusively To Design is completely decoupled from these third-party contracts and maintains no contractual relationship with them.

Timeline Delays: While domestic vendors may quote shorter windows, high-end, bespoke items sourced from Italy, Europe, or overseas naturally require extensive fabrication and transit periods. A premium overseas order can easily carry a 16-week lead time before it even clears international customs. We strongly advise clients to plan their move-in dates and personal timelines around these realistic manufacturing and freight movements rather than best-case scenarios.

Custom Order Commitments & Penalties: We implore our clients to meticulously review all quotes before approval. When an item is specified as "custom," it is being fabricated exclusively for your property. Because these pieces cannot be returned to an international manufacturer, cancellation or rejection of a custom piece typically carries an immediate penalty of 50% of the purchase price. Once a bespoke order is placed, it is a final commitment.

Budget Considerations & Inflation: Global inflation and fluctuating raw material costs (such as freight, specialized metals, and premium timber) take hold very quickly in our industry. Quotes from manufacturers change rapidly, and pricing cannot be guaranteed indefinitely. We manage your investment with extreme diligence, but we educate our clients to expect market-driven price adjustments from third-party vendors and to maintain a healthy contingency buffer in their master budget to absorb these outside forces seamlessly.

At what point in our home project should we engage your studio?

To achieve a truly cohesive, high-end result, we recommend engaging Exclusively To Design during the architectural planning phase, well before any construction or demolition begins. Involving our luxury design studio early allows us to collaborate directly with your architects and builders. This ensures that interior structural elements, custom lighting placement, ceiling details, and spatial flow are aesthetically locked in. Proactive design planning eliminates costly site corrections and guarantees that your architectural skeleton of the home perfectly supports the final premium finishes.

Do you manage the physical construction and trade scheduling?

Exclusively To Design acts strictly as the Principal Creative Director of your project. We provide the comprehensive design vision, detailed technical interior drawings, and meticulous aesthetic oversight on-site. While we work hand-in-hand with builders and independent trades to protect the design intent, we do not manage physical construction, trade labor scheduling, or structural general contracting. All physical build-out, municipal permitting, and subcontractor scheduling are executed and managed exclusively by the licensed general contractor.

What is your initial consultation fee, and what does it include?

Our initial on-site design consultation is a premium, working session with a flat fee of $1,500 (plus travel expenses for projects outside our primary studio locations).

What it means: This fee secures our principal creative eye, spatial diagnostic skills, and decades of luxury design expertise dedicated entirely to your property. During this intensive working session, we walk the space together to evaluate structural possibilities, analyze lighting and flow, troubleshoot spatial challenges, and define the master aesthetic direction for your project.

What it does not mean: The initial consultation fee does not include the release of proprietary material, physical drawings, floor plans, or custom mood boards. Any conceptual sketches, finish palettes, or technical layout documentation are proprietary intellectual property of Exclusively To Design and are developed and released only after a formal project contract is executed and a design retainer is secured.
